It is now a year since we set up our Same Day Repair service. It was introduced after tenants told us that they wanted a system that more suited their daily routine.
Since then, more than 7,000 repairs have been reported and we only failed to attend seven of them with the last failure being over 3 months ago. That's a success rate of more than 99.9% and over eight out of ten (83.82%) repairs have been completed on the same day by our contractor, the MD Group.
Its not surprising that satisfaction rates are currently running at 94.42%.
This comment, like the one we had recently from Katie Andreoletti on Facebook, is typical.
"Your Same Day Repair Service is 100% brilliant. I reported a fault online around 11am and by 3pm it was all fixed. Best landlord around by far".
We've continued our 5*Homes programme, replacing kitchens, bathrooms, roofs, windows and doors, as well as updating gas and electric heating systems.
We've also been improving the energy efficiency of homes. Work to externally insulate the remaining 140 "Cornish" homes got underway in May. We are also replacing and insulating the mansard roof.
A month later and we had started work to potentially install 100 Air Source Heat pumps in homes previously heated by "night storage" heaters or had part solid fuel heating. The project is partially funded by a £320,000 grant from the Warm Home Fund.
One tenant, Mrs R, said: "I am ecstatic with the Air Source Heat Pump System that Homes in Sedgemoor installed for me. I find the temperature in each room very comfortable. I also find it very economical and advise anybody who is offered this opportunity to take it; you won't be disappointed."
We topped up, where needed, the loft insulation and replaced failed cavity wall insulation with the latest bead technologies in approximately 100 properties. We also insulated window panels on blocks of flats to eliminate cold areas.
Our Energy Support Advisor has helped customers in Sydenham and Hamp save more than £36,000 through switching suppliers, using less energy around the home and by obtaining warm home discounts.
Over the next six months we will be continuing our 5* and Great Estates programmes. We are redecorating the communal areas in 15 blocks of flats, installing new LED lights, flooring, communal doors and door entry systems.
We are constructing four new car parks and replacing two of our gas fired communal heating systems in a bid to reduce energy costs for our residents.
We have also been chosen to take part in the innovative PETE project which involves installing highly efficient, intelligent hot water cylinders in 30 homes. Lastly, but not least, we will be insulating up to 30 'Crosswall' type properties, which have poorly insulated panels covered by handing tiles or PVCu cladding.
